All three of our properties are listed on Airbnb and VRBO for discovery, but the best rate — and the warmest welcome — is always direct.

Minimum stay requirements vary by property and season. Most weekends require a 2-night minimum; peak summer and holiday weekends may require 3 or more nights. The availability calendar on each property page will show you the exact minimums for your selected dates. If you have questions about a specific window, please reach out directly — we're always happy to help find the right fit for your trip!

Full payment is collected at the time of booking. If an automatic payment fails for any reason, it is the guest's responsibility to ensure the balance is paid promptly — otherwise the reservation may be cancelled with no refund of payments already made.

The primary renter — the person signing the Renter Agreement and responsible for the booking — must be 21 years of age or older. This applies to all direct bookings. Guests under 21 are warmly welcome as part of a group, but the booking must be made and signed by an adult 21+.

Absolutely — large group gatherings are exactly what our properties are designed for, and we love hosting them! The BarrelHouse on Pine Lake & Barrel Nook in Baldwin sleeps up to 20 and is particularly popular for corporate retreats, bachelorette weekends, and milestone celebrations. The Conestoga Ranch & Lodge and The Northwoods Bear Lakehouse each sleep up to 10 and are ideal for family reunions and smaller group getaways.

Please note: fraternities, school groups, and civic organizations require prior written approval from the host. Reach out before booking and we'll be glad to discuss your group's needs.

Our cancellation policy is consistent across all three properties:

• Cancel 30 or more days before arrival: 50% of the total booking charges are refunded.
• Cancel within 30 days of arrival: No refund is issued.

Travel Insurance, Damage Protection, and any processing or administrative fees are non-refundable regardless of when you cancel. We strongly recommend purchasing travel insurance for added peace of mind — especially for large group bookings where plans can change!

No refunds are routinely issued for circumstances outside our control, including power outages, water shortages, flooding, snow, construction at adjacent properties, or mandatory evacuations by county officials due to storms or other natural events. For bookings made through Airbnb or VRBO, those platforms' own policies apply. We genuinely encourage all guests to purchase travel insurance before their stay — it's great peace of mind for everyone.

No refunds are provided due to inoperable appliances or amenities. We take maintenance very seriously and make every reasonable effort to keep all systems — hot tubs, saunas, HVAC, appliances — in excellent working order before every stay. If you discover an issue upon arrival or during your stay, please notify us immediately and we will work as quickly as possible to make it right. We truly appreciate early notice and always do our best to resolve things fast.

Yes, a security deposit hold is required for every reservation. The amount varies by property:

• BarrelHouse on Pine Lake & Barrel Nook $500 security deposit hold
• The Northwoods Bear Lakehouse $300 security deposit hold
• Conestoga Ranch & Lodge $300 security deposit hold

The hold is placed automatically on the credit card used for your last successful payment, 48 hours before your arrival date. The vast majority of our guests return the property in wonderful condition, and the hold is released in full within 7 days of checkout. The deposit is not a charge — it is simply a temporary authorization hold.

In the rare event that damages occur, we will provide a full accounting of any deductions. Should damages exceed the deposit amount, you agree to pay the balance within 7 business days of notification.

Yes. All guests are required to sign a Renter Agreement before their stay, and it is available for guest review before any payment is made. The agreement is sent electronically and must be signed at least 48 hours before arrival. It outlines house rules, occupancy limits, pet policies, and guest responsibilities — and is designed to ensure every group has a clear, worry-free experience. If the Renter Agreement is not signed within the required window, the reservation may be cancelled with no refund.

Check-in: 4:00 PM or later. Check-out: 11:00 AM or earlier (varies by property)

All three properties use smart lock / keypad self-check-in, so you can arrive on your own schedule without needing to coordinate a key exchange. Carol and Andy will send your personalized door code and detailed arrival instructions the day before your stay. Of course, we're always just a phone call or text away if you need anything at all!

Early check-in and late check-out are occasionally available depending on the cleaning schedule and adjacent reservations. Please reach out directly to Carol and Andy — we will do our very best to accommodate your request. These are granted on a case-by-case basis and cannot be guaranteed at the time of booking, but we always try to say yes when we can!

Yes — all three properties are pet-friendly, and we love welcoming furry family members! The following conditions apply at every property:

• Allowed pets: Dogs and cats only, up to 15 lbs each (please contact us if you need accommodations for larger breeds).
• Maximum: 2 pets per stay.
• Pet fee: A non-refundable $250 fee per stay is required at the time of booking.
• Vaccinations: Pets must be up-to-date on vaccinations and comply with local licensing requirements.
• No pets in hot tubs.
• Guests are fully responsible for all animal-related damage and must remove all animal waste from the property.

Service animals are always welcome at no charge, in full accordance with ADA Title III regulations.

Please disclose your pets at the time of booking — we want to make sure everything is set up perfectly for them! 

Yes. All Sacha Stays of Wisconsin properties are 100% smoke-free. No cigarettes, cigars, vaping, or use of any illicit substances is permitted anywhere on the premises.

No parties of any kind are permitted. Our properties are located in or near quiet, peaceful areas, and we ask all guests to respect neighbors' right to a tranquil environment. Noise must be kept to a minimum between 10:00 PM and 8:00 AM, and outdoor lights should be turned off during those hours.

No. Firearms are not allowed on any Sacha Stays of Wisconsin property.

Yes. Outdoor security cameras are present at all properties for the safety and security of our guests and the property. There is no expectation of privacy in outdoor areas. There are absolutely no indoor cameras or recording devices of any kind inside any of our properties. 

Parking is limited to 6 vehicles at each property. Vehicles must be parked in designated areas only — parking on public roads is not permitted and illegally parked vehicles are subject to towing at the owner's expense. The BarrelHouse on Pine Lake & Barrel Nook has an expansive driveway that can accommodate horse trailers and larger vehicles. The Northwoods Bear Lakehouse has free parking with space for RVs and boat trailers.

Daily housekeeping is not included, but a thorough professional cleaning is performed before every check-in and is included in your booking. Fresh linens and bath towels are provided. We simply ask that guests return the property in the same general condition in which they received it — which our wonderful guests always do! Beach towels are welcome at the lake; regular linens and towels must remain on the property.

It happens to the best of us! Contact us as soon as you realize an item was left behind and we'll do our best to help. Guests are responsible for all shipping costs for lost-and-found items we are asked to return. Items not claimed within 30 days will be disposed of at our discretion.

For the largest groups, the BarrelHouse on Pine Lake & Barrel Nook in Baldwin, Wisconsin is the clear choice — and a truly spectacular one at that. It sleeps up to 20 guests across 7 bedrooms and 6 bathrooms, spread across two separate structures: the main BarrelHouse (5 bedrooms, sleeps 16) and the adjacent Barrel Nook guesthouse (2 bedrooms, sleeps 4). The BarrelHouse on Pine Lake & Barrel Nook and Conestoga Ranch & Lodge also warmly welcome families of all sizes. Please let us know the number of children in your party at the time of booking (a child is defined as any person under 18).

Yes! High-speed WiFi is available at all three properties. The BarrelHouse on Pine Lake & Barrel Nook and Conestoga Ranch & Lodge are particularly well-suited for remote work and corporate retreats. Please note that the Northwoods properties are in rural Wisconsin — connectivity is reliable, but speeds may differ from urban environments.
